I am a tenant for 31 year landlord asking to leave what to do

ir my shop in Chennai for 31 years for rent it is a commercial area land Lord sold the property 7 months back without giving me any notice or intimation now he giving me pressure to vacate immediately what to do. Property buyer trying to get demolition order is it possible .as per guideline value of the property is 4500 per sq ft he bought for 40000 per sq ft . I have agreement copys from 1993 to 2013 in 1993 advance 25000 and rent 500 in 2013 advance 350000 and rent 4000 please give me best suggestion

You being a tenant the house owner cannot sell the property during the tenancy without notifying the tenant. You are protected by tenancy rights.
if you have rental agreement for the past period, with the support of the said documents, you can file an injunction suit against the original owner (not new owner) restraining him from not to evict you from the property without due process of law. You should not say that you are aware of the fact of the property being old to a third party, you should express your fear apprehending that the owner is trying to sell the property to a third person without your knowledge during your tenancy. You can say that subsequently the tenancy was on the oral agreement and the evidence is the current rent receipts and and the advance amount paid recently.

The fact remains that you are only a tenant not a land lord or lease holder.irrespective of tenancy period you can not claim a right to possession under the guise of tenancy agreement. At the same time, until the termination or completion of tenancy period agreed in the agreement, the land lord cannot evict you from the premises. Even assuming that you or landlord disputes anything with regard to tenancy, the land lord or you has to approach concerned rent controller court for necessary retention /eviction order.
