House Repairs by tenant and landlord not reimbursing the expenses

I have rented a 4bhk one month back. The house was not used for some months and was not in good condition. Landlord got the basic cleaning done and asked us to carry out the further repairs which he promised to reimburse. We trusted her so nothing in written. But she is now acting as a real miser. Almost all the things are broken and some are beyond repair. It is a fully furnished flat. Repairs are not like it is making the premises inhabitable but i would like to get all the luxuries which i paid for. It is a 11 month agreement with 11 month lock in period. I hv paid 3 months security.
