Transfer of Property from Parents to Son

I am residing in Madurai, Tamilnadu. I'm the only son for my parents and my parents passed away few year back. They are having 4 acres agricultural land and home. Now I want to transfer all properties in my parents name to my name. I had a enquiry regarding this in a Registration office and they said that I need to pay around 60,000 rupees as Stamp duty for transfering the properties to my name. I'm confused here. Just for transferring the properties from my Parents to my name, I need to pay 60,000 rupees as Stamp duty? On what basis, this amount is being calculated? Could you please clarify on this?

Legally you don't need to pay anything to anybody for getting the property transmission. All you need is to get a succession certificate and get the patta transfer to your name. Do not approach registration office as this is not required in your case.

You dont need to register any documents. You have to approach the revenue authorities and submit legal heirship certifcate to change the name. Officially it would not cost you much for changing your name in revenue records.
