Mother deed in case of home loan for duplex flat

the builder is selling two duplex 1162 sq ft each on one single plot of 2365,can i purchase ,what about mother deed in case of home loan,who will take mother deed of 2365 sq ft ,.

of course you can purchase. but since the properties are different, separate loan agreements may need to be entered into. you will have to enquire from the bank how they will do this. alternatively, you can purchase the flats in the names of separate persons.

The home loan amount shall remain limited by virtue of proportion to the area of land being bought by the buyer.

Therefore the loan agreement needs to reflect the original position of land ownership and vice versa.
