First and foremost, you will need to check and verify the title or Right or interest of the seller on the shop.

Only when he has the required title or Right or interest in the SHOP Then only he can sell you the SHOP.

Depending on his rights , you Will have to prepare the documentations.

You cannot be sure, there are many ramifications of property transactions. You have to see the title. Whether the person professing to sell it has the right title and interest, whether that is transferable, in not emcumbered in any way, does not belong to a minor, is situated in a building constructed after due approvals, is not a tenanted property if so whether landlord concurs, is not mortgaged and if mortgaged under registered deed the re-conveyance is obtained, there are no issues with legal heirs, has complete chain of title etc., so it is better and advisable that you take competent advice from lawyer.
