Gaur Builder charging NOC charges after possession and registration

11-Sep-2023 (In Consumer Court Law)
I am selling my flat registered on my name in gaur City 2 and property is more than 2 years old since possession. Builder is charging the transfer charges 35/- sft (total : 43000 INR) which i don't think is legit since now i am the owner of the flat for last 2 years. Also allotment letter does not mention anything about NOC charges specifically while they quote NOC in allotment letter. Need your opinion if we can file consumer complaint for same.

Dear Sir.. There is no need to file any complaint right now. Simply you can ask the builder in writing that under what provision of law they are asking these kind of charges.. Let them answer you, then we can proceed accordingly.
Thanks and Regards

hello
please mention if the property is registered as a society or not. As that may require to pay certain % of the transfer certificate value.
If it's not mentioned you can ask them to show the provision in black & white.

This is a totally illegal demand. Builder having sold the flat to you, and the sold deed having been executed in your favour; builder cannot demand transfer charges. Fit case to be taken to the district consumer forum.
