Want to sell house for 18 lakh buyer not able to arrange full money

i want to sell house to 18 lakhs rs i got the buyer he paid me 1lakh and asked me for 3months time to arrange remaining amount .i agreed but after three months have passed he could not arranged the money know he is demanding refund its not my mistake am i eligible to refund his amount to him
What writing was executed at the time of receiving the earnest amount. If MOU is executed and if it is specifically mentioned that you will refund the amount without interest then you are bound to refund it.
