Sir As the property has been transfered to you by way of sale , hence you are the owner of the property and can claim rent. As the tenant is not paying rent you can issue a legal notice for vacating/ eviction the premise under the WB Tenancy Act. After the statutory notice period you can file an eviction suit against them. Thanks

It depends on the clauses of the agreement between the owner and the tenants. If the other tenants are not paying rent then the owner generally should give a notice to them and later on they can be evicted by the owner. And if someone dies with leaving successors then he might carry on the tenancy and pay rent but if there is no successors then his tenancy will be terminated.
