Procedure of division of the property after death of the mother

my old mother is alive and she have a property and i have doubt that my brother want to transfer my mother property by deceive but mother do not want to transfer property to any one then suggest me what steps we should take that after his death property divides equally;and no one can cheat .

If property is an ancestral property your mother can't transfer to any person. she can transfer only her share after partition is done.
if property purchased by your mother on her own name than she is absolute owner of the property and she can do any arrangements for the property either sale, gift or mortgage etc.

Ask ur mother to prepare a Will mentioning therein that after her death how the property under her name would be divided. Get the Will registered so that it have legal value. Registred Will has greater value than unregistered one.
