Bana Khatema is like a letter of intent n does not create any right unless conditions therein are fulfilled. All banakhs contains a clause for time period within which he the final payment is to be made. If payment is not made during that time the money becomes forfeited.

I NEED MORE DETAILS LIKE WHERE IS PLOT? whether it is NA plot? Why you paid whole amount at the time of Banakhat? All these facts indicates that the person who selled plot may fool you. of something fishy is there. Please consult a lawyer with documents and take necessary steps.

You will have to execute the Sale deed. otherwise banakhat will not have the same weight. if the otherside is not ready you will have to file a special civil suit against them for execution of sale deed.
