Your question seems to be not clear,

But, Generally Registered documents prevail over unregistered Agreement..

It's better to carry on any transaction with Registered Agreement only..

Any document of a immovable property needs to be duly registered at the registrar office. An agreement which is not registered doesn't mean that it isn't a security but if there comes a situation that there is a suit in a court and there are two agreements then the one which is registered will hold value and not the unregistered one.

What is your purpose is relevant

Agreement for sell does not create any chatge on property under transfer of property act
Still register agreement for sell with possession is always at better side

Likewise only for security purposes both is ok..but registered one is better

As far as transation is concerned registered documents always best..
