How to get challenge cancellation of registered sale deed

My mother aged 76 has givenGPA duly registered in 2014 in registrar office in my favour to sell her share in my ancestor property in jharkhand.as my father expired in 2002..i made sale agreement in august2016 for the above property for rs 3 lakh and took 2.25lakh advance by cash and time for sale deed within 24 month from sale agreement and same was given to my mother cash.in2016 September without informing me or any prior notice.and she cancelled GPA.and informed registrar office not to do sale deed. the buyer wants to do sale deed now but my mother is not allowing.pls inform how to go ahead for sale deed registrationand can I go legally to challenge cancellation of sale deed.?

Your mother may not have cancelled the GPA but must have issued a notice or might have to the sub-Registrar not to act on the GPA given by her. Check it first, and do you have a proof of handing over the advance amount to her ?

Your mother not have cancelled the GPA but must have issued a notice ..if she is not issue notice..?GPA is running on that basis she con't cancel the sale deed also..you can challenge it ..instead of that information to your mother
