How to claim the property if taking care of it on behalf of ill owner

Hi, We are residing in Chennai for more than 35 years have a own house. Next to my house , east side of plot is owned by our dearest friend and registered the property in 1982. He was mentally ill around 1984, his father asked us to keep fence & protect the land. No agreement was signed between us but we keep protect the land for nearly 32 years by keeping the car shed. We don't have any agreements , tax on the land, electricity etc. Now opposite party who sold the land to rajan (1982) says they are legally right to own the property. asking us to remove the shed & we are not sure how to protect the land & we know this opposite party reach because there is no legal - heirs for Rajan. Now certain people asking us to file the case that some one entering the property which were safeguarding of more than 35 years.we are not sure whether this can help.

Hello sir,certainly you can file case and protect your rights against stranger by court of law...if you having rights over property by proper possession and title means you can file case and injunction against that person not to disturb you

you file petition under mental health act before concerned district court where property situated and asking for guardian of both mentally Ill friend and his property before the court and after proper enquiry you get order
you need to produce medical certificate about mental condition of your friend along with this petition
