Difference in sale deed and original deed

19-Jul-2023 (In Civil Law)
I got my sale deed certified copy but difference found. In original deed it's written seller has peaceful procession of the said land, with sign of seller on top of every page. In certify copy got today from registry office it is written seller has exclusive procession of the said land, with sign of seller on bottom of every page. Now bank is not giving loan. Will my sale deed get invalid with this different statements?

I could not understand under what context the word "procession" was used on the sale deed. Before purchasing action of an immovable property, one should check mother deed and subsequent deeds , current RoR and mutation certificate.please check all those documents which are must documents required to be annexed with the sale deed.If all those documents are in order, typographical errors can be rectified lawfully. However, if irregularities are detected in those documents , you have to proceed for legal action against the seller.please contact lawRato for further instructions.

Sir!
Are you sure that the original deed that you have right now was the one registered by you, if such be the case than I am sure some fraudulent practice is going on in the concerned registry office, I will advise you to take both the certified copy as well as original sale deed to a competent lawyer, which can be us too as I am a part of law firm situated at High Court Calcutta so that we can verify it, if found to be different we can even approach High Court and seek for a land mark judgment and we can also file petition for compensation but first of all we need to verify the documents. Contact us through Lawrato team. For further query.

you have not mentioned that from where you have got the certified copy have the same issued from the registry office after execution and registration in that event it could not be possible to change the deed. However it is your call and for taking of the views you have to get in touch with advocate who in turn make you understand the things to be done in the matter.
