Q: Booking apartment in Bangalore wanted legal opinion

We have booked flat in Mysore road. This flat constructed on granted land. this land was granted to owner in 1959 by government of Karnataka. This land is sold to builder in 2002. They started construction in 2017. I have doubt this land comes under ptcl act. Builder not providing the caste certificate of owner. Saying they don't have it as it is very old. The land is granted with Form 2 with title deed for original owner. Will this land comes under ptcl act or not I wanted clarification

Q: Land issue with previous owner seller

We had baught a land on 1999, but a person who had sold same land which I have to our previous land owner has claiming that the while the land sold her sister was not made signature because she is miner so now now she is claiming to cancel the registration that we have made but we didn't purchase directly from them, what I have to do They have to clarify that matter with the person who they sold land they but they have sent notice to me , between me and previous owner there is no issue

Q: Are the Khatha and release deed interlinked?

My father willed his property to me and my sister, safeguarding the benefits to my mother till she’s alive. After my father’s death in 2020 the Khatha was transferred from his name to my mother and she is since paying house tax.My younger sister wants to sell her share to me and I am ready to pay her the due amount. In turn I want her to execute a release deed. What is the procedure for this be done when the Khatha is in mother’s name.
