Q: Partition of ancestral property and Gift deed

My grandmother died intestate leaving her 6 sons and 2 daughters as her legal heirs of her property.Some 30 years back they did one mutual agreement through a notarised certificate dividing the parcel of land amicably amongst the 6 brothers stating in the notarised certificate.Now based on this settlement individual shareholders registered their shares in the land revenue office and paying all taxes since then in their respective names . very recently one of the share holders sold his part of land quoting the notarised certificate and without taking the consent/signature of the remaining brothers.Now how shall a gift deed and partition deed can be done in this situation.can the sisters gift their share to any no. Of brothers as per their wish/will,and do we require the signature of the brother who sold his share in the individual partition deed which is yet to be made.please help with the legal advice.

Q: Cheque bounce because allahabad bank merged with indian bank

I had received 3 PDC cheques(dated 15Jan,2022) of Allahabad Bank in lieu of interest free loan given to borrower in month of July,2021.In respect of which we had done proper legal agreement, signed by borrower( contains clause-said cheques no., default can attract criminal offence, interest free loan etc.).But the problem is that when we had deposited cheques in 23 Feb,2022. It was bounce due to false cheques, false arise due to his Allahabad bank merged with Indian bank and officially it was announced that allahabad bank cheques will become unusable after 1Oct,2021. That I comes to know today after cheque being returned to us by bank.How can I proceed in this case?I had cheques returned by bank, hard copy of legal agreement signed by them containing said clause that cheques was issued for payment of Interest free loan given to him.

I am going to buy an under construction property from a developer who is 86 years old. My question is if anything happens midway of construction, say if he dies then who will complete the project? If the project goes incomplete then who will compensate for my loss. What agreement terms shall I ask the developer to incorporate in his sale deed to avoid this?I am Hindu.
