Q: HOW TO TRANSFER THE ANCESTRAL PROPERTY OF MY MATERNAL GRANDMA ?

I have an amount of ancestral property under a \"Gram Panchayat\" area of West Bengal, recorded in government documents \"ROR\" under the name of my late Grandmother (maternal) ,my mother who was the only child of her passed away years ago. Now as my father also passed away years ago, we the three brothers left as the only succesors , so how can we transfer the land to our own name in the government record (ROR) ? My deceased mother had no document in possession showing her own mother\'s (our grandma) name and in our case only one of my brothers have a LIC POLICY mentioning our own mother\'s name with relationship type, now since a KYC document mentioning the linkage of relationship to the successor and predecessor is required to apply for \"Legal Heir Certificate\" at \"Gram Panchayat\" (Taluk/Tehsil) office, how can we produce the relationship linkage ?

Q: Common passageway usage and rights

My house & the one behind us have a common entrance and passage which is around 8 ft wide with a common entrance and around 30 ft long.My house is near the entrance and the neighbour\'s house is on the back.My neighbour constantly creates nuisance over simple matters like when the passage way is being washed from time to time to remove accumulation of dirt for which they don\'t even pay, if my house is being repaired then the temporary storage of materials on my side in one area of the house which doesn\'t block the passageway, if my house is being washed once a year and the water seeps towards the drain ( we ensure the passageway is sweeped clean). Now the neighbour\'s claim is she has to walk Directly under my sunshade and hence even a sack of sand kept occasionally for a week, or when any heavy materials like a furniture has come and kept before being lifted within 1 hour is an issue. Can I file for partition?Is area below my sunshade my property since it\'s upkeep is done by me?
