My father willed his property to me and my sister, safeguarding the benefits to my mother till she’s alive. After my father’s death in 2020 the Khatha was transferred from his name to my mother and she is since paying house tax.My younger sister wants to sell her share to me and I am ready to pay her the due amount. In turn I want her to execute a release deed. What is the procedure for this be done when the Khatha is in mother’s name.

Dear Sir/Madam,we paid advance towards purchase of site in 2020, later we decided not to proceed further. However the owner is not returned a rupee till now. I filed a compliant in Jul2024. Can i proceed with cheating case against him, he always saying that this is an civil case cops are not interested in this case. Please let me know can i file Cheating as well with civil case.
