What legal rights over property only in possession for years?

I have an property where i am currently leaving in indore (m.p.) This property is in the name of my Cousin (My uncle's Son ) name . Deed registered date is Dec 1972 . but After that he went away to foreign and never come back . We have tired to contact him but he is not responding . in Mucipal office property is registered with his name and we are paying tax . We are having copy of registry. We are leaving in the same house from beginning. now we want to get the property on my name only. please suggest what is the legal procedure to be taken in this case.
Either you can file a suit for declaration or you can file a suit for letter of administration before the civil court.. rest will be advice you after going through the requisite documents pertaining to the property.
