Get a succession certificate from the competent court and thereafter on the basis of that sucsession certificate you will be legally able to sell the property. This sell will be no legal infirmity at all.
Thanks and regards

File a death certificate of your father in DDA and take the mutiny in your favour. When the mutiny is transferred in your favour , you can easily sell out the property. But if there is a bar to sell that property for five, you have to either wait remaining period or you can seek a permission from the authority to sell out the property. Revert me . All the best.
