Running school in one portion of the house can i rent out the other

We have our own house in Jaipur and in that one portion we are running a Montessori school in few months we are planning to move with family in another city. But do not want to stop our running school and in another portion want leave it on rent to someone. Please suggest that what is legal precautions we should take for both. As due to less number of student we have not taken any registration or recognition. Thanks
