Hi
A property in the possession of a woman( irrespective of whether ancestral or self acquired) is her absolute property subsequent to the passage of Hindu succession act.
Your grand mother's sister has all the rights/power to sell the property to whomsoever she may wish and no person can ask her any question on that
If your grand mother's sister has sold the land to your grand mother's second son by a registered sale deed then the sale deed is perfect in accordance to transfer of property act.
if at all, your grand mother's sister has not received any money for sale, it is only her who can sue the grand mother's second son.
Subsequent to the demise of your grand mother's sister, in eyes of law, the contract is valid and right to sue does not pass on to her successor's.
