Increase in rent every year

My owner has increased 10 percent rent last year and again 10 % this year..its it leagal? I have been charged 10 months of advance is that legal?
As per your query, in accordance with your rent/lease agreement your landlord can increase the rent by whatever percentage was agreed upon. Although, according to the recent SC judgement, landlords cannot charge an advance/security deposit of more than one months or anything exceeding 1lakh rupees.
