Wants to buy a property but builder plan is not approved yet

I am planning to buy a flat in multi storey building of G+1,2,3 each floor have 4 units. but the problem is his construction is going on and builder said his building plan is not yet approved is in under process. Should I take that property ?? And if I take that property what consequences could I face ??
As per rule without building plan no one can construct any building but it is in practice that builders first construct buldings and then try to get their building plan passed. Sometimes they succeed and sometimes not . In that circumstances the buyer will be the ultimat looser . So my suggestion is to find something having all the permissions.

I would like to inform you that if you will buy a flat which has not been approved by RRDA then all legal liability and accountability on you and if future you can't claim on Builder. Don't take decision in hefty otherwise you will face problem. Give feedback.

Buying a flat without sanctioned map is not advisable. There may be various problems in future. It is advisable to wait for the sanction of plan and then invest. We have seen various persons investing, for some its ok, however, for some it is problematic. Registration would also be a problem.
