hi if your mother is trying to sell the house amd transfer it to your father and then you could file a suit in court for partition and to divide the property in equal shares to all the elgible heirs

If the property is your mother's absolute/self-acquired property inherited from her sister, she is legally entitled to transfer it to any person of her choice, including your sister. Merely being her son does not create a legal right to restrain such transfer during her lifetime. You can challenge the transfer only if you have valid legal grounds such as fraud, coercion, undue influence, lack of mental capacity, or if the property is not exclusively your mother's. Without such grounds, a Court is unlikely to grant an injunction against the transfer.
