The house that we r living in was gifted to my father by my grandmother by a gift deed. My father died last year. We (me and my sister) now wish to transfer the property in my mother's name. Please advise the procedure and some knowledge of the law regarding the same.

The house which was gifted to your father by grandmother now after the death of father shall devolve upon you, your sister and mother equally having 1/3rd undivided right over the house if the grandmother is pre-deceased to your father. You and your sister may transfer your undivided share to your mother by way of gift deed and the registration and stamp duty charges depend on where the house is situated as per local law.

First you’ll have to get the title in your name. Then you can either gift your respective shares vide a gift deed or make a release deed releasing all your rights in the house in favour of your mother. Get that document registered.
