Sir, as the property in dispute is an ancisteral property in the name of your grandfather, you or your father can file a partition suit & injunction suit before the Civil Court for the partition of property against all the Sons and Daughter of your Grandfather.

Better you tender a statutory notice for partition of ancestral property (The house) and ask for your/father's share, on receipt of such notice if they don't agree to bestow your share thn no option left except to file civil suit for partition.

property should be divided into four equal shares as per Hindu succession act and your grandmother name should be replaced from record with their sons and daughters then each one can sale there individual share when they want. And as well sale deed can be done only by living person and owner of property is not alive so it can not be saled of unless transfer to the legal heirs
