Property dealing cancelled plot for sale

Hi I just want to know if we have booked the plot and given 10% of advance and I have cancelled the deal and the company is charging 30% of the amount for cancellation with the whole amount and as per their rules mentioned in receipt it shd be charged on booking amount only, is it legal that they're charging on whole amount. Please just give a suggestion on mail.

Its against the law they can't deduct in unreasonable ways you can initiate a case against them for wrongful deduction of the amount, even the clauses in the contract is avoidable so kindly take the necessary advice submitting the documents and timeline of incident

what those people are doing is clearly illegal but the try to do this and it works with the many such buyers who cancel their bookings. it is only after a proper legal notice sometimes after filing of a case that they come to sense.
