You have to registered the gift deed. Without knowing the locality it's difficult to tell you the whole expense.but stamp duty .5 percent and registration charges 1.1 percent of market value.your wife can sell it immediately after knowing the registration particulars.

o.5 percent of the total market value of the property will be stamp duty and 2% of the total market value will be our charge to do so, if the property is situated in west bengal. Once the registry is done by your wife even on that day if you have a buyer i can help help your wife sell that property that day itself, without any delay it will be like a relay. contact me through this site.

You have to prepare one gift deed in favour of your wife.
It has to be registeted one from the concerned registered office.
Transfer will be within family members. So the stamp duty will be 0.5% on the market value and regiatration fees will be 1%on thr market value plus legal fees.
Once the registation is complete ur wife becomes the absolute owner of the property she can then transfer as per her wish
