Panchayathi Property purchase relayed query

Hi Sir/Madam,
I am planning to buy a independent house which comes under panchayathi e katha.
1.
1) Is it mandatory to have dc conversion or any govt approved paper in order to buy panchayathi katha related house to avoid future problems.
2) if it is dc approved or govt approved do we face any problem when it comes under BBMP limit in future.
Could please advise. Thanks in advance
The problem with buying a property without approvals is not just one of conversion. There will be no proper recorded identification for such a property in any government records even after DC conversion. You should also be careful about other family members of the seller Who may be having rights over the property. There may de case an that recorded only in court records, etc.,,
when u have E Katha, then u can proceed, in case of purchase of house, better to have license and approved building plan along with e Katha.
In case of no E Katha, if they are issuing manual panchayat Katha, better to buy conversion sites, don't proceed with panchayat manual Katha properties.. not recommended
