Non RERE/HIRA registered property - flat pirchase

Sir/Madam I have short listed a flat for purchasing situated in Keshtopur-Ghoshpara WB. This project is permitted by Bidhan Nagar Municipal Corporation but not RERA/HIRA registered. This is complete and ready to move. Builder is saying banks(SBI) are funding the loan. What is your advice on buying non RERA/HIRA registered property ?

In my opinion without detail discussion and document review proper consult is not possible. So in my opinion proper legal opinion is possible only after detail discussion and document review. So, legal opinion is possible only after detail discussion.

if the housing projects contains more than eight appartments or the land area on which the housing project is being done is situated on more than 500 sq.m of land then it needs to be registered under HIRA/RERA

It is necessary to know whether this project qualifies the requisites for RERA Registration or not. If you purchase a flat in Non- RERA Registered project ,then in case of any deficiency, delay, improper construction etc, you can't lodge complaint before RERA.
