The proposed 6-lane road issue should be verified from the latest HMDA sanctioned plan, road-widening plan and Telangana RERA records before purchase. Do not rely only on the builder’s brochure. Also verify the building approval, occupancy certificate, structural safety and construction quality through the approved documents and an independent engineer’s inspection.

You should not rely on the builder’s oral assurances. Before purchasing, verify the sanctioned layout/building plan, RERA disclosures, title, road-widening/master-plan proposals, and any acquisition notifications applicable to the property. A proposed 6-lane road can affect setbacks, access or portions of the site if officially notified. Also obtain the sanctioned plan, completion/occupancy status and relevant approvals, and have the title and construction documents independently reviewed by a property lawyer before paying any substantial amount.

Before purchasing the flat, verify whether the proposed 6-lane road affects the project’s land, setbacks, access, parking or future enjoyment. Check the sanctioned building plan, approved layout, RERA records, title documents, road-widening/acquisition notifications and relevant municipal/master-plan records. Construction quality should also be assessed through approved structural and completion/occupancy documents and, preferably, an independent engineer’s inspection.
