Legal procedure in case the other party is not ready to give property

I have done the RTI of a property which is not registered in my name yet and there is no cash exchange(as the 1st party agreed to give the property if we give them agreed amount of cash) so now the problem is 1st party is not ready to give us the property . As a 2nd Party what legal actions and laws can i take against them? or They can take against me?
Respected sir as per your query there has proper petition to be filed in Hon'ble Court of your jurisdictions with some good lawyer who is master of property law. If you wanr we can file this petition within six months verdict will be in your favour

Hv u paid any amount in advance to first party? any written contract has been executed between the parties if no contract has been executed .. there is no chance in the absence of contract no body can claim each other in the absence of evidence. for further assistance u can contact us or meet us

As per Ur question is concern it's not very clear what u wish to do as you have done registry of a property which is not in Ur name as I can read in Ur query .legal action u can take that I can tell u but before that u have tell me very clearly what is the agreement between u and other property holder.
