In sale agreement is owners sign needed along with builders

Hi, I am buying a property in Bangalore where builder and land owner are in joint venture. Builder has general power of attorney and its oc cc project. So in sale agreement or registry deed do I need to have owners sign as well along with builders sign?

Sir,land owner/ owners signature and presence during the time of registration is required and please verify the documents from any legal expert then final / purchase the property as in Bangalore there are many rules and regulations which a builder's should have complied with regard to formation of property for sale.

If it is an joint venture between the land owner and builder means you get the joint venture agreement copy and find the terms and conditions in that and verify the portion of flats handed over to the builder as per their mutual consent and if you are buying the flat which falls under the ownership of builder as per their join venture agreement means you don't need the signature of land owner on your sale agreement and bulider's signature is sufficient but posses the copy of joint venture agreement. Anyways it will be mentioned in detail in the sale deed.

Usually the land owner and builder will share the flats between themselves in some proportion, and each of them will sell their own share separately and therefore one of them will not sign while the other is selling. But it is your own choice to insist on both signing the agreement and sale deed.
