How to transfer property to close person

sir we have no children but we want to transfer property to our close person who look after us after both death

In the circumstances you have stated, it is better to write a Will bequeathing your assets to the person to whom you wish to leave your legacy. The Will will come into force after the death of both of you, if you so desire.

You can do the same either in the form of settlement deed or gift deed , the transfer of property will stand effected immediately, you can opt for WILL , in that case transfer will be effected after your lifetime, i always advise for the later one.

In your case as per your statement you want to transfer the property to someone after both of you leave this world. You can either transfer by a gift deed or by a will. It is better for the husband to write a will where you can specifically mention that after your death the property will go to the wife and after her demise the close person will inherit the property .

You may either adopt or will away the property depending upon the age factor and other things between you and your caretakers. An adoption is a process by which the caretaker will be treated as your child and whereas a well codified WILL will be give effect after the demise of a person as you may aware.

You can write a Will and register the same so that after your death the property can go to the close person. If you want to avoid any complication after your death then it is better you settle the property to that person by paying higher stamp duty which can take effect after your death.
