How to buy property from a deceased person?

I am looking to purchase a property in New Delhi. The conveyance deed is in the name of a gentleman who is no more. He has 3 children (that we are aware of, but have no legal proof). They will be selling to me jointly (payment will be equally split). Is a legal heir certificate enough before they sell to me and register in my name? Or do we need to first get the property transferred in their name? What is the stamp duty to transfer to their name?

You should seek a legal consultation and get the title documents legally perused. No Legal hier Certificate would not be suffice. It will not create a title in the Name of the legal hiers. Do consult a lawyer and seek advise as to what all documents You need from their side

Surviving member certificate must be there along with the death certificate of the owner of the property. Entire chain of property needs to be evaluated. It’s better you hire expert advocate to check n evaluate everything
