No A suit for specific performance can be filed against him and if he is selling to some one else he can be stopped by applying stay against him . A recovery of double amount can also be sort through court. Contact for further consultation

I am sorry but your uncle has to honour his liability as a seller. Either he has to pay double the biana amount or he has sell the property at the amount agreed. Since the agreement in writing is a binding agreement on both the parties both are liable to pay. On the other hand, if the buyer has failed in any aspect to fulfill the terms and conditions of the agreement then your uncle need not pay anything.
