How can my sister staying in USA make POA in favor of me

2 sisters hindu, R and J booked a flat, R lives in NC, USA and J lives in Kochi. Builder says all Agreements ie undivided land share, constructions etc must be Registered. How shall R prepare a special POA. so that J can sign all documents regarding agreement, purchase and Registration. Whether this is to be done on a plain paper or a stamp paper of Rs 300. Which all places or people R can sign POA format in USA. and whether it has to be registered by J here. Some blogs say that it should be attested by a Magistrate. Should they sign across photographs. Where J has to sign for its attestation
You have to prepare a Power of Attorney and send to R by email and R can take print out the same and make attestation and putting signature the same before attorney and send back by post or courier to J . When it received by J then he/ she will adjudicate the same before the district registrar (Office at Opposite to Maharajas College Ground) . Pay the Stamp duty (Rs.300) at the time adjudication before registrar.

Power of attorney has to be prepared by the one who resides in USA andget it attested by the embassy. Then after the same is reached here, same has to be adjudicated in kerala by paying the Kerala stamp. Then only the same can be used here.

Here one sister stays in India and the other one stays in USA and booked for a flat here. Both the sisters jointly intend to buy a flat. Here sisters are A Party and the builder is a B party. So both A & B have to enter an agreement regarding the purchasing and that agreement has to be get registered IN INDIA. Registration cannot be done in the plain paper. POA has to be prepared from here and get it attested from the Indian Embassy USA .
