How can I get sell the property after getting the mutation certificate

Dear Team, I ma havin a property in the name of my father . property is registered in the name of my father in registrar and muncipational office . my father is no more now. i have done trasfered the property in my name after all formilities in muncipational record. and got mututation certificate now i want to sell the property pleae suggest how can i sell the said property withour having registred deed in my name . i am from hindu community

you have all the right accrued in your favour once your father dies, in case, no other brother sister and mother are there. forn selling property u have to take proper and legal consent from them too.

You can sale property on basis of mutation document, registered sale deed in your name can not be possible and not legally required.. .

You require a buyer and his identity proofs plus your photo, photo I d, Adhaar Card, PAN Card, old link registry if in possession, Certified Copy of Land Record Khasra, agreement of land payment details, Photograph of seller buyer on land site stamp fee stamp paper and rough sale deed draft

along with the death certificate and mutation certificate you can sell and can get it registered in the buyers name. mutation is the proof of your being legal heir. If applicable at your place get a legal heir/ Varisana certificate from the competent court.
