yes you can do that as gifting any immovalbe property which belong to your ownself and not ancestral can be gifted by your own wish and you have full right to gift that property to any person you wish to gift by way of making a guft deed a d getting it registered

Yes. You can gift your self- acquired immovable property to your sister's son by a registered Gift deed by paying applicable stamp duty and registration charges depending on the state law in which the property is situated.

Yes, you can gift an Immovable Property as well as Moveable Properties to your Relatives. However, for any Immovable Property of more than 100 Rs, one has to mandatorily register such Property and pay requisite Stamp Duty and Registration fees on it.
