You and your mother are related by blood and thus gift deed will be a good way to give u the property and it’s advisable that you also get A Will executed in your favour also which will save you in all future risks

If you mother wants to immediately transfer the said property in your name then she can do the same through a registered gift deed but in case if she wants this property to be bequeathed in your favour after her lifetime, then it can be done through a registered will.

instead of going for a gift deed you can get a relinquishment deed executed in your favour.
your mother will execute the said relinquishment deed whereby she will relinquish her rights in the said property in your favour.
