In your case, you may file a civil suit for specific performance against the property firm to compel them to fulfill their contractual obligations and ensure that the third-party owner acknowledges the registry. Additionally, you can file a criminal complaint for cheating and fraud under Section 420 IPC against the firm if they misrepresented ownership. Ensure you have proof of payment and registry documents. Also, file for an injunction to prevent the third party from canceling the registry.
