Correction of Annexure 1A-Sale deed if value of land/flat transposed

In the Annexure -1A of the Sale deed the Land value (UDS ) was mentioned as Rs.18,25,000 instead of Rs.4,00,000 and Building value (820 sq.ft.) was mentioned as Rs.4,00,000 instead of Rs.18,25,000 due to typographical error i.e. transposing of figures. In Sale Deed total value of consideration mentioned as Rs.22.25 lakhs. Details are: UDS of 385.29 sq.ft @ Rs.1038 (present guideline value Rs.871) Rs.4,00,000 Value of Building 820 sq.ft. (flat at 7th floor in the 9 floor building) (age of the building 10 years – as per the original sale deed) valued at Rs.2225 per sq ft - Rs.18,25,000. Total value of purchase Rs.22.25 lacs. Whether this can be rectified or do I need to pay extra stamp duty for building value recalculated from Rs.4 lacs to Rs.16 lacs by SRO. (diff stamp duty demanded is for Rs.12 lacs).

There is no need to pay extra stamp duty for such typo errors. You can go for rectification deed to rectify the mistake. If you have paid stamp duty based on the entire value mentioned in the sale deed then there will not be any deficiency. Otherwise you need to pay accordingly.
