Can old parents make POA of property in the name of their son

We are hindu and are from Bihar. My parents are old (80 years) and are also ailing. Would it be possible to make a Power of Attorney in my name where my parents authorize that only I can do transactions (selling property etc)?
Power of attorney is valid only till you parents are alive after their death it became invalid.You can get registered gift deed in your name.You became absolute owner after gift deed is executed in your favor.

It is mandotory to register the power of attorney , so it repents how ailing are your parents as in is it possible for them to visit registrar office?
If yes well and good if no then there is a provision for registrar to visit at the place.

Yes, your parents can make a power of attorney in your name and in respect to that power of attorney, you may do that act of transaction. Your shall be representing your parents and doing acts on behalf of your parents.
