yes NRI can take agricultural land in karnataka or in any state. The limitations are same as Indian residents. 1) registration for lease deed for more than one year. 2. If less than one year lease deed is there stamp duty to be paid for lease deeds high and is computed on the average annual rent along with deposit payable. 3 the rights of the lees is same as lessor. 4. if formation of company enters in lease agreement the company will become lees.

There are many legal restrictions when it comes to leasing agricultural land in India, this applies to not only NRIs but also to resident Indian citizens. Non-Residents easily cannot lease agricultural land and if you are in the process of doing so, you would be well advised to seek legal guidance in India from a professional.

You have mentioned you are a non residential Indian and you have not mentioned whether you have resumed your Indian citizenship or not ? If you have resumed our citizenship then you can't buy land here unless you fulfill the legal formalities. Hence contact advocate for further action.
