Can a gift deed be revoked in the case undermentioned problem?

We lost our parents at the age of 17th and my brother was just 8 at that time. And there is a so called well wisher who said I will reconstruct this property but I will take the first floor and after that you can sell or rent out the other floors, firstly that clause was never fulfilled and secondly now we are about to sell the property, so can we revoke this gift deed? As he is not giving us any specific amount which he wants.
Gift deed is irrevocable except to certain exceptions. In gift deed there is no exchange of consideration/amount. You can not seek cancellation or revocation of the gift deed on the basis of amount not paid. However it can be revoked or cancelled if done out of fraud or misrepresentation. Ordinarily, a gift deed cannot be revoked. But, if any clause in the gift deed has been violated, there is a recourse in your favour. This will require a reading of the said gift deed.
