what are the rights of landlord when tenant refuses to vacate premises

We have given out flat on rent through a dealer. Tenant just paid two months rent (cash) in advance. After first month only he asked us not to ask for rent and threatened us not to come again to flat. After two months we filed a complaint to police but police didn't take action. Now even 11 months are over and still he has not vacated the flat and haven't paid rent since then. My question is can we get the electricity connection cut. He don't have any copy of signed rent agreement also. What are the pros and cons of it?

We recommend you send a legal notice of eviction to your tenants giving them a notice period of at least a month asking them to hand over peaceful possession of your property.

In case they do not hand over vacant and peaceful possession of your premises on the expiry of the stipulated time, you can file a petition eviction before the Rent Controller.
