Want to sell my shop rented but landlord is not allowing me to do that

I have rented shop n due to old age (77) cannot manage the shop. I want to dispose off the shop but the landlord insists that it should be handed over back to him and whatever compensation he offers should be accepted which I don't agree since other buyers are willing to pay handsomely. What should I do Please guide me
