Want to sell my house how can I evict the tenant

we have poroperty it has been rented for 4 year under contract.As my family moved to Ahemdavad I want put my house on the market to sell. as I am NRI I have ask my tenant to vacate given 3 notices but they ignor my notice and doesnot want to move or want any money. tenant has put CT camera. and refused to vacate. now I have a buyer but I cant do anything I cant go to my house to remove my stuff because tenant saying that she has file civil case against us. I have spoken to DSP informed police but police saying there is not much they can help.
With the knowledge to the purchaser about this problem, you can sell away the property, he is competent to take necessary steps against your tenant. It is your right to sell your property. It is legal as per Indian laws.
