Tenant unlawfully occupies property rent is very low as per rules?

I have a tenant occupying a portion of my ground floor since 1950s , paying a mere rent of Rs 200 per month. As per Fair Market Valuation, the rent should be Rs 10000 per month. How can i increase the rent amount? Moreover , the tenant had a mutual understanding with another tenant and occupied that premises also without our consent.Plesae advise on what can be done.

It would be best to file a suit for eviction and arrears of rent. You could state that you now require the property for yourself. However, your case would be governed by the Rent Control Act in all probabilitis and state amendments and local laws will apply which would depend on where the property is located.
